An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).

To tour our community, please bring a physical government-issued photo ID for check-in, as digital copies cannot be accepted. A phone or notebook is helpful for taking photos and notes, along with any questions you’d like to ask. If you’re moving with a roommate or partner, we recommend they join the tour as well. We look forward to showing you around! 

Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms starting from 15 months to 18 months. These fees & terms are subject to change.

Residents are responsible for gas, electric, and water. Gas services are provided by Xcel Energy, and electric services are provided through the City of Fort Collins. Water and sewage bills are paid through the same portal as rent. Gas service is only for the furnace.

Rent is due on the 1st of every month, and we only accept payment through our online resident portal. There is a late fee which is listed on the signed lease agreement. Late fees are posted on the 8th of the month at midnight.

Yes, if your application is approved, a security deposit of $300 to a full month’s rent, depending on the screening of credit history and/or income verification, is required. If your application is initially declined, but later approved through our FLEX program, the deposit could be greater. The security deposit is refundable, but it may not be refunded due to damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations. More details can be found in the lease agreement. 

The application fee is $26 per person, including guarantors, and is non-refundable, while a $200 administrative fee is refundable if the application is denied or applied toward the security deposit if approved; monthly fees include $75 for internet, $16 for smart home technology, $4 for utility billing, and $21 for valet waste.

Approximately 3 months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Renters' insurance is strongly recommended to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.

Yes, pets are allowed! Each apartment may have up to 2 pets. There are no breed or weight restrictions, but no aggressive animals are permitted. Residents will be required to pay a $300 refundable initial pet deposit and monthly pet rent of $35 per month. This is per unit not per pet.

Your lease agreement requires a written 60-day advance notice.

All concessions that are received are due in full to the Owner if the lease agreement is not fulfilled as required by this contract. The buy-out fee is equal to 1 month's rent. These fees are due at the time the notice to vacate is received.

Service requests can be submitted through the Thompson Thrift resident portal app or by contacting the leasing office. Requests are prioritized based on the order received and the severity of the issue. Most requests are addressed within 24–48 hours, depending on urgency. During business hours, maintenance calls will go through the office. Outside of business hours, maintenance calls will go directly to our on-call maintenance staff. 

Yes, our community offers EV charging stations. The cost for garage parking is $175 or an EV charging station is $225.

All our available apartments come fully equipped with state-of-the-art appliances.

Landing at Lemay boasts a delightful selection of brand-new one, two, or three-bedroom apartments for your Fort Collins Lifestyle! 

Through the resident portal, a resident can submit a service request, or contact the leasing office. All request a prioritize by order receive or the severity of the request. These requests should be address in 24-48 hours or based on the severity of the request.

Any modifications and alterations must be approved by management. The expectation is that the rental unit will be returned at the end of the lease term in the same condition as the start of the lease term.
